LAKES AND LAKE PERIPHERIES
The intent of these rules is to enable all homeowners to enjoy the use of the lakes and lake peripheries in SUN VALLEY and at the same time provide those homeowners whose homes are situated on lakes to have the privacy and quiet to which they are entitled.
1. Lakes and their peripheries that are contiguous to homes may only be used by the homeowners that are adjacent to them. These homeowners may only use the area immediately behind their properties. Homeowners whose properties do not back onto a lake are free to use the lakes that are not surrounded by homes.
2. Boats, no larger than 12 feet in length including toy boats, are permitted in all lakes. Internal combustion motors are not permitted in all lakes.
3. Storage of any craft or other items is not permitted in any lake or the periphery of any lake. Such items must be stored on the homeowner's property out of view from the street and/or other neighbors.
4. Fishing in lakes with lines and hooks is permitted by homeowners and their guests. Net fishing is NOT allowed.
5. Loud radios and other sound producing instruments or devices are not permitted on the lakes or lake peripheries.
6. Littering, including fruits and vegetation, is forbidden in lakes or lake peripheries.
7. Illegal activities in the lakes, lake peripheries or any common area in SUN VALLEY is strictly forbidden and will be reported to the authorities.
8. Swimming in the lakes is not permitted.
9. Residents may not destroy or disturb any plant life growing in the lakes.
TELEVISION ANTENNAS AND SATELITE RECEIVERS
1. All external television antennas are prohibited. As of December 31st, 2000, any existing antennas are grand fathered in, but must be removed if the resident moves or the house is sold or as otherwise ruled by FCC.
2. Satellite receivers are allowed in SUN VALLEY as long as they are substantially shielded from view by appropriate fencing or foliage. Plans must be approved by the ARCHITECTURAL REVIEW COMMITTEE in accordance with ARTICLE VIII of the Sub-Declaration or as otherwise ruled by FCC.
LAUNDRY
1. Hanging laundry is permitted in SUN VALLEY as long as the laundry is shielded from view by appropriate fencing and/or foliage.
GARAGE SALES
1. Two garage sales per calendar year per residence are allowed by permit only from SUN VALLEY BOARD OF DIRECTORS.
2. Only used items from your own home may be sold. Bringing outside merchandise in for sale is subject to a fine.
3. A garage sale permit must be obtained from the SUN VALLEY BOARD OF DIRECTORS before the sale. Allow sufficient time for your request to be granted.
POSTING OF SIGNS
1. Posting of one sign announcing a garage sale is permitted in front of your own house and one at the front of the community.
2. Real Estate signs for sale, or rent are permitted on your property not in the swales or common areas. Open house signs are permitted only during the tune period of the open house. Any other sign posting is subject to removal and fine.
PARKING OF VEHICLES
1. There is to be no regular parking on the lawn, swales, or streets in SUN VALLEY. Temporary parking on streets, but not partly on lawns, is allowed for parties and special occasions. Please use driveway and garage.
2. Owners cannot park their vehicles on common grounds or any property that does not belong to that homeowner except where consent is given by another homeowner. Upon special approval from SUN VALLEY BOARD OF DIRECTORS, the Recreation Parking Lot may be used for special events.
